Design is a process. You have to successfully complete one stage before you can proceed to the next stage.
Programming - What determines the success of our design process is the alignment of programme, budget, and schedule – these all need to be addressed and in place before getting out of the gate. The decisions that get made at this preliminary stage have the most impact on the cost of the project.
Schematic Design - We will develop the design solution to satisfy the technical and aesthetic requirements defined in the programme. This is all usually captured in a Basis of Design (BOD) report, which you review and sign off to give us approval to move to the next phase.
Design Development - Once the Schematic Design has been approved, our design team proceeds with development of an advanced design for your process building. The deliverables are then assembled in a Project Definition document, which becomes the principal instrument for sign-off for detailed plan arrangement, materials and finishes, systems selection and building servicing.
Contract Documents – With the Project Definition documents reviewed and approved, drawings and technical specifications for all disciplines are integrated into final architectural, mechanical and electrical drawings and are issued together. Coordination of all the disciplines at this stage is absolutely critical. It protects the owner from unexpected cost increases and delays on the site.
Construction Review – During the contract administration phase we remain actively engaged with the contractor and conduct periodic reviews of the general progress and quality of the work from beginning to end to ensure that the design team’s vision is seen through to completion.
